What are penetrating silane sealer systems?
Penetrating silane sealers are clear water-repellent impregnations that soak into the pore structure of masonry and concrete and react with moisture to line the pores with a hydrophobic (water-repelling) silicone, without forming a surface film. Because they line rather than block the pores, the treated wall sheds rain-driven water but stays vapour-permeable (breathable). Silane (the smallest molecule) gives the deepest penetration — best for dense concrete and harder masonry.
They treat penetrating damp at the pore level only — they do not seal cracks, failed mortar joints, flashing failures or membrane defects, which must be diagnosed and fixed first. The substrate must be dry, products range from 100%-active concentrates (diluted on site) to solvent-based and solvent-free impregnations, and the treatment is a maintenance item with a finite service life. Silane/siloxane water-repellent concentrate (site-diluted)
Wacker SILRES BS 290 is a solventless silicone concentrate based on a silane/siloxane mixture (100% active). It is diluted on site — 1:11 to 1:15 (by weight) in hydrocarbon solvent, or 1:12 in alcohol — to make a general-purpose water repellent for impregnating and priming mineral, highly-alkaline substrates. After application it reacts with atmospheric / pore moisture, liberating alcohol and generating the active ingredient, which greatly lowers water absorbency while the substrate retains very high water-vapour permeability. Confirm dilution, coverage and current AU supply with Wacker / the AU distributor.

Remmers Funcosil SL
Silane/siloxane hydrophobising impregnation (liquid)
Remmers Funcosil SL is a clear, hydrophobising impregnation on a silane/siloxane base (~7% active by mass) in a dearomatised-hydrocarbon carrier (density ~0.79 g/cm³; flash point ~40 °C). It reacts with air humidity to form a water-repellent, UV- and weather-resistant polysiloxane, protecting facades against driving rain and reducing dirt and green discolouration — used on limestone and mineral facades. Protectosil BHN
100% silane water-repellent impregnation (solvent-free)
Protectosil BHN (Evonik) is a 100% silane (isobutyltriethoxysilane) water-repellent impregnation with no solvent — it penetrates deeply and chemically bonds with silica in the substrate to form a permanent, deep hydrophobic layer that prevents water and water-borne contaminants entering. Low VOC and environmentally friendly, with very high penetration depth — suited to concrete, clinker masonry and ceramic tiles and to chloride-barrier (marine) applications.
