Repair Systems — Concrete & Structural Defects
Floor patching compounds
Technical product reference for feather-edge and rapid-set floor patching compounds for localised repair of magnesite and concrete floors before self-levelling underlayment. Covers Ardex, Sika, Parchem, and Mapei products for pre-SLC surface preparation in Australian Class 2 strata buildings.

Ardex Australia
Ardex Feather Finish
Polymer-modified feather-edge patching / smoothing compound
Ardex Feather Finish is a fast-setting, polymer-modified cementitious feather-edge patching and smoothing compound that skims from a feather edge up to ~3 mm, for spot-patching and smoothing ahead of a leveller or finish. Non-structural. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM pack against the current Ardex Australia TDS.
Ardex Australia
Ardex A 45
Rapid hardening & drying floor repair mortar
Ardex A 45 is a rapid-hardening and rapid-drying cementitious floor repair mortar for ramping, filling and reinstating localised floor damage with a fast return to overlaying. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM thickness range, overlay time and pack against the current Ardex Australia TDS.
Ardex Australia
Ardex A 38
Rapid-set cementitious patching / screed mortar
Ardex A 38 is a rapid-set cementitious patching / screed mortar for fast-track localised floor reinstatement and building section ahead of a finish. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM thickness range, overlay time and pack against the current Ardex Australia TDS.
Mapei Australia
Mapei Planitop Fast 330
Rapid-set fibre-reinforced floor repair / smoothing mortar
Mapei Planitop Fast 330 is a rapid-set, fibre-reinforced cementitious mortar for repairing and smoothing floors (and walls) typically from 3 to 30 mm with a fast return to overlaying. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM thickness range, strength, overlay time and pack against the current Mapei Australia TDS.
Sika Australia
Sika MonoTop-412 NFG
R4 structural repair mortar — for deeper floor reinstatement
Sika MonoTop-412 NFG is a one-component, polymer-modified, fibre-reinforced EN 1504-3 R4 structural repair mortar (with corrosion inhibitor) used here for deeper / structural floor reinstatement beyond what a thin patch compound can do. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM maximum layer and @28d strength against the current Sika Australia TDS.
Fosroc / Parchem
Fosroc Renderoc HB40
R3 high-build repair mortar — for deeper floor edge / ramp reinstatement
Fosroc Renderoc HB40 is a polymer-modified, fibre-reinforced EN 1504-3 R3 high-build repair mortar (~45 MPa, to 40 mm) used here for deeper floor-edge / ramp reinstatement beyond a thin patch compound. Over a magnesite slab it must be applied over a moisture-suppression primer / DPM. CONFIRM strengths and primer against the current Fosroc / Parchem TDS.

Do not confuse floor patching compounds with:
- Self-levelling underlayments (Ardex K 15, Sika Level-01 Top) — self-levelling compounds are poured over the full floor area to create a flat, level surface; floor patching compounds are applied to isolated defects and depressions before the SLC pour; they are sequential steps in the same remediation process, not interchangeable alternatives
- Structural repair mortars (Sika MonoTop-612, Ardex BR 340 for vertical faces) — structural concrete repair mortars for vertical, overhead, and slab soffit faces are different products from floor patching compounds; they have different polymer systems, sag resistance, and application methods — do not use floor patching compound on vertical faces
- Tile adhesive and bedding mortars — cementitious tile adhesives (Ardex X 77, Mapei Granirapid) are bonding systems for tiles; they are not floor patching compounds and must not be used as floor levelling materials even though they appear similar
- Render and external plastering mortars — external render is a finish coating system for wall surfaces; it is not suitable for floor patching and does not meet the mechanical and adhesion requirements for floor substrate repair
- Non-shrink cementitious grout — poured non-shrink grout (Conbextra GP, Masterflow 648) is designed for equipment baseplate grouting and structural void filling; it is flowable, not trowel-applied, and is not suitable for floor surface patching applications
